The new Australian Taxation Office (ATO) development in Dandenong incorporates approximately 12,600sqm of office space over 6 floors, as well as approximately 1,000sqm of retail space at ground level. Underground car parking and bicycle storage and change room facilities have also been catered for.

A high importance has been placed on achieving a 4.5 star NABERS Energy rating in addition to a 5 star Green Star rating for design and as-built structure.

To the south, the building is defined by a series of interlocking glazed masses that deliver a cascading outcome. This initiative facilitates generous sunlight penetration. Responding to site orientation, the building’s prime north façade is defined by large horizontal shading elements that punctuate an interactive glass curtain wall. A double low-E coating and optimised sun shades combine to create a high performance glass façade, which contributes to the building’s holistic environmentally sensitive and responsive design.

The structure has been specifically designed to maximise open plan office layouts through the use of large slab and beam spans and reducing the number of structural columns. This will give the ATO a high level of flexibility in their office spaces and will allow for the ability for modifications in the future.

To meet both challenging site requirements and sustainability aspirations, the foundation and site retention system was specifically adapted to the sloping site to allow for the car park basement level, as well enable the integration of environmentally friendly solutions such as a below-ground rain water tank.

Building Information Modelling has been integral to the project, which has been designed in REVIT Structure 2013.

The biggest driver behind this approach was to ensure the most effective co-ordination of the design and eliminate any potential surprises. In addition, the end-user wanted assurances that the design was proven to meet their stringent security requirements while the QS wanted to ensure the design would keep to budgetary requirements while fulfilling the brief of the client and tenant. All this could be effectively achieved and demonstrated through the creation of a BIM model.
